Improving the positioning of your listings is vital if you are to receive quality enquiries. Here are a series of recommendations that can help improve your visibility:
Put yourself in the shoes of the property seeker. After many conversations with people who are looking for a property, we have found their main frustrations to be:
Not enough information
Not enough photos
Misleading information
Properties are no longer available but still online
Based on these pain points, we recommend doing the following:
Clearly state the location of the property
Upload quality images that show all rooms
Update your property regularly. This can include changing the title, adding more details and changing the cover photo
Why does high-quality content matter? Firstly, high-quality content allows a property seeker to validate that your property has what they are looking for. Secondly, our websites give priority to those properties that have more complete and better content.
The title should be attractive but informative with type of property, number of bedrooms and some location details. Here’s an example: Stylish 2-bedroom condo for sale in Makati City near Greenbelt Mall
As much as you should look for an attractive title, avoid words that capture the user's attention but don’t accurately describe the property. For example: Spectacular house with beachfront (but in reality it is 1 km from the beach).
Remember that any contact details such as email, phone, or website URL will not be visible on our websites. Please only use the Contact details section to include this information.
Descriptions should be extensive (200+ words) and detailed, focusing on key points of the property.
It is recommended that you complete the amenities list and include any information in the description that can’t be found there.
Avoid using icons or codes.
Do NOT include your contact details in the description.
Remember that any contact details such as email, phone, or website URL will not be visible on our websites. Please only use the Contact details section to include this information.
The address should be as complete as possible, even if you later decide not to show the exact location.
Regarding the use of the map, it is important that you locate the address with the pin until the green location box appears.
If you use XML, it is recommended that you include the coordinates (we will not show them exactly, but it will help us geo-locate better on all websites).
Use images with good resolution (recommended size: 675x450px horizontal / 450x675px vertical).
Do not use watermarks.
It is recommended that you upload at least 12 images per property.
Show each room of the property so that the interested person can get a real idea of what it is like.
Arrange the photos in a logical, room-by-room order so it is easy to follow.
Choose a good main photo.
Including the number of bedrooms and bathrooms will help a property seeker quickly discern if a listing is right for them. It is no use having an enquirer looking for a 3-bedroom house and enquiring about a 1-bedroom condo.
As with the number of bedrooms and bathrooms, exact square meter details are essential in order for property seekers to make a decision about a listing. There is no point in hiding this information.
Transparency and sincerity are keys to attracting high-quality enquiries. Misleading property seekers only serves to harm their experience and your reputation.
We hope you have found these recommendations useful!
